No exterior addition or modification of any kind shall be commenced within the Development without a written approval by the Board of Directors. Decisions on Architectural Applications must be considered by the Board in an open Board meeting (CC&Rs 7.1.1, 7.6).
Certain repair projects and minor improvement projects can receive final review and approval by the Architectural Control Committee without approval by the Board, so long as the project is undertaken in accordance with plans and specifications that are consistent with the Architectural Standards. There are, therefore, two different processes for obtaining architectural approval: one for projects defined by the Architectural Control Committee, and listed in the Architectural Standards section on page 23, and another for all other projects.
